HOUSE IN LA JUANITA
Located in La Juanita beach, in a forest enclave near Jose Ignacio lake, the lot where the house is built presents a steep slope with a height difference of eight feet between the front that faces the street and the back.
Given this disposition, the house’s zero level is projected above the maximum height of the land, detached, maintaining the natural slope and ensuring ventilation to the lower structural parts.
The north orientation towards the street, opposite to the sea views (oriented to the south and on the bottom of the lot, a common feature in the Uruguayan coast), entailed the need to plan expansions in both directions.
The volumetric expression of the house refers directly to the programmatic planning; a lower volume con- tains the kitchen, living and dining rooms, and a second, two-floor volume with the bedrooms and bath- rooms. This disposition intersects with the operation planned for the house: a lower level to receive family members, holding the house common areas, and an upper floor exclusively for the owners.
A connecting bridge works both as a link between both modules and as an access through the north-fac- ing gallery. The two volumes are offset in plan to guarantee natural light to the gallery and sea views from the bedroom located on the top floor.
With the exception of the foundations, the construction was made entirely in wood, combining the use of harder species for structural parts and in contact with the exterior and softer types for the assembly of interi- or partitions and coatings.
A set of hardwood verticals arranged every 2 feet guarantees the rigidity of the exterior coating of pine tree dyed in oil. In this way, the external language embodies the direct expression of the constructive and material modulation.
Ubicado en el Balneario La Juanita, en un enclave de bosque cercano a la Laguna de Jose Ignacio, el solar donde se implanta la casa presenta un desnivel pronunciado que supone una diferencia de hasta dos metros y medio entre el frente sobre la calle y el fondo.
Ante esta condición, el nivel cero de la vivienda se proyecta por sobre la cota máxima del terreno, despegado, conservando la pendiente natural y garantizando ventilación a las piezas estructurales infe- riores.
La orientación norte hacia la calle, opuesta a las vistas al mar -orientadas al sur y sobre el fondo del lote (característica común en la costa uruguaya)- suponen la necesidad de plantear expansiones en ambos sentidos.
La expresión volumétrica de la vivienda refiere directamente a la lectura programática, un volumen bajo contiene estar-comedor-cocina, y un segundo volumen de dos plantas reúne dormitorios y baños. Esta condición se cruza con el funcionamiento previsto para la vivienda: el nivel inferior para recibir familiares y albergar usos comunes, y la planta superior exclusiva para los propietarios.
Un puente conector vincula ambos cuerpos a la vez que oficia de acceso a través de la galería norte. Los dos volúmenes se desfasan en planta para garantizar iluminación a la galería y visuales al mar desde el dormitorio ubicado en planta alta.
A excepción de las fundaciones y un tabique de arriostre, la construcción fue realizada íntegramente en madera, combinando el uso de especies de mayor dureza para piezas estructurales y en contacto con el exterior y variedades blandas para el armado de tabiques y revestimientos.
Un conjunto de verticales de madera dura dispuestas cada 2 pies garantiza la rigidez del revestimiento exterior de machimbre de pino teñido en aceite. De esta manera el lenguaje exterior supone la expresión directa de la modulación constructiva y material.
