Semi-detached house E in Starnberg
Single-family home currently in the construction process
In Söcking on Lake Starnberg, two units, each with approx. 200 m2 of living space, are being built on a hillside property whose development plan specifies a development with semi-detached houses. They are wooden constructions with a high degree of prefabrication.
The aim for the two residential buildings was to make them appear as a pair of twins, while at the same time giving them as much independence as possible. This could be achieved by offsetting the two buildings from each other in height and level. It is further emphasised by the choice of roof shape - two individual hipped roofs.
The cube of the garage, which is set apart from the rest of the wooden facade cladding, seems to slide under that of the house. Its black anodised surface runs through the ground floor and thus defines the entrance area. This is flanked by large glazing that brings a lot of light into the arrival area.
An elongated, free-standing wardrobe block protects from views into the interior and its back also accommodates the kitchenette. Opposite this is a large kitchen block, which, together with the two other free-standing elements, a three-sided fireplace and a spiral staircase, zones the open-plan ground floor very fluidly into the areas of cooking, eating and living.
In addition to the large floor-to-ceiling glazing that floods the room with light, an air space and the round skylight above the spiral staircase bring in further natural light accents.
The upper floors of the externally mirrored semi-detached houses are designed differently to suit the needs of a couple or family of several people. The central element they have in common is the spiral staircase. Its curve is reflected in the flanking walls, making it a room-defining element in the hallway and bathroom. Both halves have access to large roof terraces above the garages from two rooms each.
An inconspicuous and hidden second staircase leads into the partly high-quality basement, which further emphasises the sculptural appearance of the exposed concrete spiral staircase, which is a unique piece connecting the two above-ground residential floors.
The wall structure of the wooden construction ensures an optimal indoor climate with very good insulation values and summer heat protection. The components of the sustainable energy concept - the air heat pump, controlled living space ventilation with heat recovery and the efficient and elegant photovoltaic in-roof system - are operated and monitored using a smart home control system.
