Edificio Pequeño
The project stems from the interest of a group of investors to develop a small unit building for real estate income. The choice of land by the study was one of the incorporated project variables. It is decided to work on a lot very limited in its dimensions (7.26 x 9.50 m) located on Vera Mujica street, in the city of Rosario, west facing.
One of the potentialities of the site is the presence to the East of a lot belonging to the state through which the former railroad tracks of which there are still traces. The importance lies in the possibility that the frentist to Vera Mujica street make use of it. The strategy, then, consisted of acquiring a lot on which to build and another one that allows to provide lighting and ventilation, but paying only one. This condition was a determining factor at the time of taking the land to carry out the project.
Another notable feature of the site is the existence of high-rise platanus located on Vera Mujica Street, which provide the project with a natural sunscreen filter. These trees are incorporated in turn, as a condition of the interior - exterior visual landscape.
Intentions
Generate in PB a pedestrians visual relation - inhabitants of the building.
Generate a core of compact circulation, illuminated and ventilated, giving it the qualities of an open space interpreted as an extension of the street.
Obtain plants free of intermediate structural elements, thus allowing to associate units or modify them in the future in the directions x, y, z.
Develop efficient functional plants, allowing a minimum unit to be divided and generate a private environment separated from a public environment, thus allowing in a very small unit diverse uses.
Use materials and traditional construction systems of common bricks masonry disposed in a way of generating flat and homogeneous volumes and not a succession of separate elements in courses.
Generate by means of masonry subtraction where necessary, according to the internal use, the desired privacy and sun protection.
