Guidelines for the design of the planning area of IPA-8 in Izola is to find the diverse forms of leisure living space required by modern society. New Tourist Complex is not a large monotonous hotel complex, but the spatial arrangement, where the guest is experiencing the original local environment and the residents of the city enjoy the new high-quality ambience.
Hotel area is defined by three major communication axes from north to south, linking the hinterland to the coastal area and opening attractive sea views in the new complex. In the west - east direction internal links connect buildings and public spaces. Because of the terraced terrain large number of paved ramps and public internal gardens are designed between the built structure. The extension of communication axes are formed as squares, which are named according to the function of public spaces: Hotel Street, the central axis and main connecting street, along which public hotel programs and other restaurants are located; West axis is extended into Cultural square, where programs related to cultural and historical site of Izola are presented - here is the opportunity to create new galleries, a small local museum and exhibition room; Apartment square is located on the eastern communication axis, along which only a limited number of programs in trade, catering and service activities is planned. Hotels in the strip formed volumes provide a higher standard hotel room category.
Because of the quality of views towards the area of the archaeological sites at Cape Korbat, Simon’s Bay and the eastern part of Izola amphitheater is the location at the west part of the site unique. Here are designed luxury / luxurious suites, which are characterized by a comfortable interior space layout. Above the roof deck green walking surfaces luxurious apartments are designed as a separate two-storey units with large terraces.
