The project tries to maintain a physical distance from the existing listed façade to preserve and appreciate the historical characters of the building. It will be interesting to create on the ground floor, in the free plot, the club areas and in the empty volume of the existing building a garden with trees, that could be the meeting place and private garden for the owners.
The garden becomes the inner courtyard of the complex with different apartments per volumes, transparencies, facings.
An outdoor swimming pool completes the ground floor.
So the project tries to build a dynamic fusion of living volumes, open spaces, visual perspectives and staggered floors, that allow to protect at the same time internal privacy and possibility to penetrate and identify the place, intended like sea city scape at urban scale and like green patio at the plot scale.
The concept proposes a pause/a break between the terrace overlooking the sea and the apartment itself as a selection and construction mechanism of an empty introverted and referenced to the site space, that becomes transition element between open living area and the apartment.
The starting point is to envisage the dwellings building as an assembly of three spaces belts: the open space towards the sea (terrace as dining room and living room), the inner open space (living room, tv room and open kitchen) and the secluded space towards the rear front (bedrooms and baths). The facings result from the plot and its orientation, so to move the bedrooms to the north (in less warm and more private space facing towards the swimming pool) and the terraces towards the sea.
The project plays the residential theme through patio concept, an inner courtyard that ensures ventilation and natural light and at the same time defines a new double, separate and with different usages depending on the daytime, living space. The terrace is a space in which you can have breakfast, lunch and dinner, shaded from the sun and watching the sea, chilling and converse. It’s a private space eventually closed by a glass extension, which is beyond the apartment and “carries” it to the sea.
The dwelling develops itself inside and through the patio-tree overlooks the terrace. The baths and the bedrooms facing towards the swimming pool allow to maintain a cooler temperature on the side of the rooms at night.
The building volume constitutes a sea-opened and inside diversified urban block. A structural frame places itself as linking element that contemporarily keeps a physical distance from the listed facade.
Another frame separates and unplug by the multi storey residential building. The wooden vertical slats of interstorey shading rotate, in order to shield any inclination up to quit completely, constituting packaging shutters on the cantilevered T formed metal structures. This geometric grid frames the listed façade, enhancing it, meanwhile the retraction of the lodges causes deep shadows on the internal fronts.
In the lot we have three belts of detached buildings that create a huge variation of flats that are different for dimensions, features and positions, thanks to the different levels and stairways.
The three belts determine three models of residences: westbound the patio houses towards the residential building with an inner garden at 2,30 meters of height, the central garden houses southbound towards the urban front and crossing the green inner court behind the historical façade, and the terrace houses eastbound that are placed backwards in order to respect the historical façade and its levels crossing the green court on the side.
